I'm thinking of putting together a team to build an indoor baseball facility. I have several friends who've opened and are currently going okay, not great. What I'm asking for are ideas for streams of revenue? If anyone attends an indoor or owns an indoor...any ideas would be great!! We're just trying to give the best products and services available to improve the player's experience and skill.

Welcome aboard Brother Indoor...

Judging by your location you wouldn't want FEMA anywhere near your business...although you may be able to hoodwink them outta' a few dozen of those trailers they've got rat-holed up in Arkansas...

Blow out the front and back walls...line 'em up end to end... and voila!...indoor batting tunnels...on wheels no less....each tunnel with four or five baths!

How about cases of Sam's Club drinking water that costs $.19375/bottle and selling it for $1.25/bottle out of your cooler...a real stream!

Anyone else?

I've long thought of opening an indoor training facility. The major problem is that once the cold weather subsides, you get very little traffic. You only have about 4 months out of the year to generate the majority of your annual revenue.

Cost of the facility is a major concern as well. The largest one in our area is about 12,500 sq ft. I bet they're paying close to $10 sq ft which I can't believe they can afford.

My dream is to open a facility that is large enough to accomodate a full size infield and some. Then you could run some indoor tee ball or coach pitch leagues to increase revenue in the slow months.

Camps are big and so are lessons but again, these are typically in the colder months. The biggest question is what to do the other 8 months of the year. Archery is interesting but most people prefer to be outside shooting unless you ran indoor leagues.

At this point, I can't justify opening a facility. We've had two facilities close down around here in the last couple years but two new ones open up. The ones that have opened are pretty nice but they make all their money in the cold months and they offer nothing else during the balance of the year. How they do it, I have no idea.
The 2 I am familiar with are profitable. There are uses in the summer and they have an indoor football league. You can do a lot of things . I know they are booked most of the time all year.
The one is in Hamilton Ontario and the other is in Niagara Falls.
The one in NF is new and is booked. They learned some ways to improve this one.
Many baseball teams use this facility and every time there is a baseball practice on one half there is something going on on the other half. They string a net to separate the dome.
A new fitness center recently opened taking over 100,000 sq.ft of warehouse space, part of which is a second story, open mezzanine level which overlooks the lower level. In this space, they have tried to attract various sports. They sublease space to the following: 1) 4 batting /softball coin operated cages, with an additional netted cage for pitching, hitting off the tee, etc. Private instruction is also offered. 2) Three full sized basketball courts that are also used for "other" sports and also includes a full sized track around the courts 3)A virtual golf area with private instruction 4) 2 racket ball courts; 5)a public health club 6) a separate health club for private trainers & their clients; 7) a small deli 8) a pilates & yoga studio 9)a sports therapist 10) About 4 other miscellaneous offices for a chiroprator, physical therapist, etc. 11) Tanning booths/ skin care. In addition they have a rec area with big screen TV's, video games, etc.

I know the space you are talking about is smaller, but maybe one or two of the above might add revenue on an annual basis. Good luck.
Our ideas for a summer revenue stream is night 'classes' of instruction....baseball academy focusing on pitching, fielding and hitting. $100 dollars for a month, one night a week for an hour per class. Also, a spring training type setup where the kids or teams go through a spring training day on Tuesday...a Wednesday scout day and Thursday being a Spring Training game day. The instruction will be professional players instructing. The price will be $800/month for June, July and August. The days of the week keep the kids out away from tournament days on weekends.
